Reservation Terms and Conditions.

• Beds. All rooms are double rooms. The beds—which are of excellent quality—are single beds (190×90), but in 3 of the 5 rooms, the mattresses can be zipped together to form double beds (190×180) upon request.

• Exclusivity. With every reservation, guests are guaranteed privacy and exclusive use of the gardens and the property (that is, no other house or room will ever be rented to a different group of guests on the same dates).

• 1-night reservations. For reservations of just 1 night, the price will increase by 75%.

• Holidays, long weekends, and summer. For holidays and long weekends—whether national or specific to Madrid—you must reserve the entire vacation period; otherwise, the price will be increased proportionally (please contact us directly). In July and August, a minimum stay of 5 nights is required.

• What does the house offer? Guests are provided with the highest-quality sheets and towels. The bathrooms are equipped with gel and shampoo dispensers. The kitchen is fully equipped with cookware, as well as basic cleaning and cooking supplies. We also provide guests with free Wi-Fi, a Bluetooth speaker, board games, a TV, and a landline phone (free only for calls to domestic landlines). Guests receive one free basket of firewood per day.

• Extras. If you would like any of the following extras, the following rates will apply:

  • Double sofa bed, 140×190 (sleeps 2) – €75/night
  • Extra bed (1 person) – 50€/night
  • Baby crib – €25/night
  • Barbecue and charcoal – 50€
  • Pets – €25/night per pet
  • Early check-in – €50 (starting at 12:00 p.m. Available subject to availability and when check-in occurs on a Friday or similar day. Please contact us.)
  • Late checkout – €50 (until 5:00 p.m. Available subject to availability and when checkout is on a Sunday or similar day. Please contact us.)

• Deposit. A security deposit of 25% (minimum of €300) is required. The deposit will be refunded 5 days after checkout if there is no significant damage.

• Advance payment. The reservation will only be confirmed upon receipt of a 25% deposit (minimum of €300) via bank transfer or Bizum. The remaining balance plus the deposit may be paid either by bank transfer or Bizum up to 48 hours in advance (please send confirmation), or in cash upon arrival (please bring the exact amount).

• Check-in. Check-in will take place between 5:00 p.m. and 9:00 p.m. (If you arrive after that time, the reservation fee will increase by €100).

• Checkout. Check-out must take place before 12:00 p.m. (If check-out occurs later and you have not arranged for a late check-out, the price will increase by €50 for each hour of delay.)

• Events. You may not host parties, meals, events, etc., with more guests than the number of people staying at the property. If you wish to host a larger event, please ask us for a quote.

• Cancellation Policy:

  • Reservation Deposit (25%). Once the reservation is made, the deposit is non-refundable in the event of cancellation.
  • Remaining Payment (75%). The remaining payment must be made in cash upon arrival, or via bank transfer or Bizum 48 hours before arrival. If this payment is not made, the keys will not be handed over and the deposit will be forfeited.
  • Cancellation During the Stay. In the event of a cancellation during the stay, the full amount for the stay will be charged and is non-refundable.
  • Deposit. The deposit must be paid before arrival. If payment is not made, the keys will not be handed over and the amount paid as a reservation fee will be forfeited. The security deposit will be refunded in full within 5 days of departure, unless there is significant damage to the property, the furniture, or the garden. The security deposit will be refunded in full in the event of cancellation prior to arrival.
